Let’s cut through the hype, we all know that the majority of agents promise you the world and barely deliver. If a J. Melvin Agent tells you they are going to do something, you can bet it will get done. Other agents, or teams, take your listings and then you can never get in touch with them. Unlike them, when you list your property with a J. Melvin Premier Properties, your Listing Agent, Listing Coordinator and our Broker will always be accessible by phone, text, or e-mail.
When you list with a J. Melvin Premier Properties Agents your property will receive the full backing of our brokerages.
After listing with J. Melvin Premier Properties:
- A Sentrilock box (electronic lock box) will be installed. This will allow other Realtors® to gain access to your property. A Sentrilock will also keep electronic records of all Realtors® that showed your property.
- Your listing will be entered into Centralized Showing Service (CSS). All Realtors® will go thru CSS to schedule all showing appointment. CSS will verify that the Realtor information before giving them any codes and will also conduct a follow-up after every showing.
- A custom flyer will be professionally designed and print on high quality paper. The flyer will be displayed inside your property so buyer can take them.
- Instead of wasting paper on take ones, a Text Message Call Capture or SMS name rider will be installed. This system will allow potential buyers to receive property information on their cell phone by texting or taking a picture of a QR code.
- Depending on the sellers’ request, all potential buyers will be required to be pre-approved by our in house lender, Kyndle Quinones of First Home Mortgage. This will assure you that the buyer is truly qualified and not waste of time.
- You may request Legends Title Group, our in house title company, to conduct pre-listing / pre-sale title search. There is a small fee for this service if the buyer does not use Legends Title Group. In many cases, this action may prevent last minute title issue.
- In many cases, Larry Martin of Martin Image Photography will take professional pictures of your property. Here is an example of Larry's work on one of our previous listings: http://martinimage.zenfolio.com. These images will showcase your property and are critical to our marketing.
- Your property will professionally filmed in HD by Mark Petinga of Matchbook Productions.
- A mass e-mail will be sent to all the real estate agents in and around the surrounding cities, promoting your property. We will also e-mail our past clients and potential buyers to spur interest on your property.
- A Seller’s home warranty will be setup for your property, just in case something was to break, or just in case the home inspection finds issues. In most cases, you will be covered. The warranty will transfer to the buyer at closing.
- Your property will be added to our company's magazine, the J. Melvin Green Book. The Green Book is distributed to West Annapolis, past clients, lawyers' and doctors' offices, several embassies, hair salons, upscale car dealerships, and several financial institutions. The J. Melvin Green Book will get your property exposure that it would not get if listed with any other real estate office.
- In order to separate your property from the competition, a digital flyer will be produced with video, pictures, property and neighborhood information. This flyer will be accessible using the property address and QR code. The flyer will act as a single property website as well.
- In order to expose your properties to the Chinese buyers’ market, your property will listed in China’s #1 real estate website, www.Juawi.com
